It is often said that one makes a living by what they get for work performed, but that one makes a life by what they give. Dallas-based real estate developer and philanthropist Marcus Hiles provides an extraordinary example of both. Dovetailing his life’s work into a network of ways to give back to the community, to both local and global benefit, Hiles has made it his purpose to offer a better future for all. As the son of an urban minister, Hiles experienced the challenge presented by limited resources, buoyed by strong faith and family. Embracing both horizontal and vertical progress in his work, Hiles’ contributions deliver widespread rewards and advantages.
From the founding of Hiles’ Western Rim Property Services in 1990, to over 15,000 properties and several branches that have grown from his original organization today, the driving force behind it all points to a commitment to change lives for the better. Marcus Hiles began by developing properties with amenities that elevated lifestyles while remaining affordable. His successes have resulted in growth and development enriching both the lifestyles of his properties’ residents and rewarding Hiles for his excellent insight, providing elegant, comfortable, desirable options in the real estate market. Intent on giving back to the communities that have built his prosperity, Hiles has returned the favor by providing more than $2.5 million to fund K-12 and college scholarships, and donating thousands of school backpacks filled with supplies, all to support education. He has also gifted meat to local food banks, as well as provided funds to build three churches, uplifting the spirit of the communities he has so strategically chosen.
Through intelligent architectural design and carefully curated installations across the board in his projects, Marcus Hiles has given back to residents as well as the environment, rewarding both individual and global perspectives. His selection of premiere parcels of land, close to the highest ranking schools, is enhanced by 100s of acres given to the creation of parks and perpetual conservation easements, providing residents with sound education for children, and healthy outdoor activities for everyone. Hiles’ goal to increase the green canopy in each development has seen the installation of more than 30,000 trees, removing more than 75 tons of carbon dioxide from the environment each year. As reported by Fortune article on new home trends, “Zero Energy Ready (ZER) is today’s gold standard for efficient home design. Created by the U.S. Department of Energy in 2008, the program boasts over 14,000 energy-efficient homes resulting in millions of dollars in energy savings.” Hiles‘ developments are built with this program in mind, and through attention to high quality construction, choosing extra tall dual pane windows, radiant barrier roof panels, Energy Star appliances, cellulose sound insulation, and water-conserving irrigation, have resulted in more than $500,000 in financial savings, as well as lowered carbon emissions by 32,000 tons. The beauty created by his built environments, in addition to nurturing social interaction of friends and family through sport, fitness, five-star hotel amenities, and chic architectural design, have earned national awards from Satisfacts, four years in a row, recognizing residents’ approval.
Changing lives for the better for all who come in contact with his communities, Marcus Hiles also gives back to his industry, acting as a resource and mentor to others by sharing his extensive expertise gained as Chairman and CEO of his operations in planning, construction, development, and philanthropy. His examples at Western Rim Property, Newport Classic Homes, Estates 3Eighty, Stone Hill, and locations across the state of Texas from Dallas Fort Worth and Austin, to New Braunfels, Houston, and San Antonio, encourage others to embrace a similar mindset, raising the standard of expectation with regard to apartment community living, while maintaining affordability, environmental awareness, and a high quality of life.
